How Often Do I Need To Have A Cleaning & Tune-Up Done On My Air Conditioner?

We frequently receive calls from Phoenix, AZ homeowners asking how often they should have maintenance and cleanings performed on their heat pump, air conditioning unit, or furnace.

Prior to the increasing severity and frequency of dust storms we’ve seen hit the Phoenix area in recent years we used to tell out clients it was OK to only have one visit per year if they had a heat-pump and twice per year if they had gas heat. We’ve changed that recommendation based on changing weather patterns, manufacturer warranty claim processes changing and a few other factors…and so has the Department of Energy!


All of us at Magic Touch Mechanical now agree that based on the three factors discussed herein, Arizona homeowners should have their HVAC unit cleaned and maintained twice per year. In fact, we recently changed our maintenance agreement options eliminating the 1-visit option that we used to offer for the very same reasons.

Here is a letter we recently sent to our clients explaining the need to no longer offer a 1-visit per year air conditioning & heating unit maintenance plan:

A few of you have asked why we no longer offer a “one visit” comfort savings plan option, so I thought I’d write up a quick note to explain the change.

First, we have all witnessed the increasing frequency and severity of dust storms in the valley. We have found over the last few years that our clients who have their equipment cleaned and maintained twice per year have a drastically lower percentage of breakdowns caused by component failure attributed to dirt build-up and heat.

Second, we are receiving more frequent messages from manufacturers and third-party extended warranty companies who are denying warranty claims citing component failures are caused by “lack of maintenance”. Being able to demonstrate proof of maintenance being done within the last six months to extended warranty claim adjusters has made the difference between claims being denied and our clients having to pay out-of pocket on more than a few occasions in recent years.
